Miller Homes has announced the acquisition of approximately 17 acres of land in Doncaster’s controversial Rose Hill residential area. Between the Rose Hill residential area and the city’s racecourse, the site will host 121 new homes. The development will feature two, three, four, and five-bedroom homes within a mile of the city centre and walking distance from the picturesque Lakeside area.
“We are delighted to be able to start work on bringing our homes to this wonderful part of Doncaster and helping local people find a brand-new home that suits their requirements perfectly,” said Ian Thomson, Land Director, Miller Homes Yorkshire.
Thomson highlighted the project’s careful design considerations. “The development’s design has been carefully considered to create a setting of contemporary homes within landscaped greenspaces and protected woodland around the site boundaries,” he said. The project, known as Saddlers Chase, reflects its proximity to the famous racecourse known for the St Leger Festival.
The collaboration with Doncaster Council has been crucial in the development’s planning. “The scheme is the result of close collaboration between our designers and those at Doncaster Council, who have sought to deliver on a design brief that incorporates dwellings from two-bedroom entry-level homes to executive five-bedroom detached properties,” Thomson added.
In addition to the well-designed homes, Miller Homes has committed to several Section 106 contributions to benefit the local community. These include 28 affordable homes, six designed to be M4(3) compliant bungalows, accommodating buyers requiring wheelchair or flat-level access. Contributions also include £17,529 for transport improvements, £10,000 towards the City’s Travel Plan, and a £719,000 Biodiversity Net Gain contribution aimed at enhancing the natural habitat quality in the area.
